Is this Steiner Ranch Data Accurate? Absolutely Not!

As a resident of Steiner Ranch, I receive a fair amount of real estate advertising.  You may not pay much attention to it, but I’m always interested to see what others are using in their ads.  Left in my door (and, by the way, I’ll never leave ads stuffed in your door), was a “Real Estate Snapshot.”  It listed some data that was labeled as being for Steiner Ranch but I can assure you the numbers are not only inaccurate, but they aren’t even close.  For those who don’t know, I’ve been reporting on the housing market in Steiner Ranch every month for years (you can find How’s the Market in Steiner Ranch reports in video, chart, and text format using this link) and would like to set the record straight before too many Steiner Ranch residents believe the wrong data.  Below is a chart of the wrong data provided by another real estate agent and the correct data provided by me.

The incorrect data was simply listed as “data since the beginning of the year” but does not give an end date.  The data I used was from January 1, 2016 to May 31, 2016 and was pulled from the Austin MLS (formally known as the Austin Central Texas Realty Information System).  I presume it was supposed to quote all homes, but I generally just report resale since new construction is almost done in Steiner Ranch and not all new construction homes are listed in the MLS anyway.  One other thing, when tracking prices in real estate, the most widely accepted measure of values is the median price, not the average price.
