Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the September 2016 edition of “How’s the Market in Horizon Park.”
In August, 3 homes closed in Horizon Park which was down 72.7% from last August. The median price increased 12.0% to $215,000. The average price of a home increased 11.6% to $215,834. The average price per square foot increased by 8.5% to $114.84. Since this is such a small set of homes, we need to look at the year-to-date stats in order to get a better picture of the market. The number of homes sold during that time was 33, down 26.7% from the same time period a year prior. The median price of a home increased 9.4% to $210,000. The average price increased by 10.1% to $211,131. The average price per square foot increased by 11.9% to $110.21.
Across Horizon Park, the August sales ranged from a low of $200,001 to a high of $232,500. The average sales price to list price ratio was 100.3%. For homes that closed in August, the average days on market was 8.
