Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the October 2016 edition of “How’s the Market in Horizon Park.”
In September, 3 homes closed in Horizon Park which was down 25.0% from last September. The median price decreased 2.0% to $200,000. The average price of a home increased 1.1% to $206,333. The average price per square foot increased by 30.5% to $119.02. Obviously, that seems like an usual increase. Last September, most of the homes that closed were large two-story homes which have lower prices per square foot. This September, the homes that closed were all smaller one-story homes which have higher prices per square foot. Each was at the edge so when compared, it is a big difference. We can smooth out these short-term spikes and dips by looking year-to-date stats in order to get a better picture of the market. The number of homes sold during that time was 36, down 26.5% from the same time period a year prior. The median price of a home increased 8.3% to $208,500. The average price increased by 9.3% to $210,731. The average price per square foot increased by 13.3% to $110.95.
Across Horizon Park, the September sales ranged from a low of $199,000 to a high of $220,000. The average sales price to list price ratio was 99.0%. For homes that closed in September, the average days on market was 11.
