Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the June 2016 edition of “How’s the Market in Horizon Park.”
In May, 7 homes closed in Horizon Park which was up 16.7% from last May. The median price increased 15.3% to $218,000. The average price of a home increased 13.7% to $212,495. The average price per square foot increased by 0.1% to $102.26. Since this is such a small set of homes, we need to look at a longer period of time in order to get a better picture of the market, so let’s look at the last six months and compare it to the corresponding six-month period from a year earlier. The number of homes sold during that time was 23, down 14.8% from the same time period a year prior. The median price of a home increased 12.3% to $205,000. The average price increased by 9.3% to $204,892. The average price per square foot increased by 6.7% to $104.14. As you can see, it is a strong market in Horizon Park and a great time to sell a house.
Across Horizon Park, the May sales ranged from a low of $181,000 to a high of $229,965. The average sales price to list price ratio was 99.9%. For homes that closed in May, the average days on market was 15.
We are happy to be a part of Movie in the Park in Horizon Park again this year. There is one movie scheduled each month June through September and we’ll be there spinning cotton candy with the proceeds benefiting the YMCA. Watch your mailbox for more details.
