Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the July 2016 edition of “How’s the Market in Horizon Park.” In addition to the June numbers, we will also look at the stats for the first half of 2016.
In June, 8 homes closed in Horizon Park which was up from zero last June. And since there were no sales last June, we can’t compare to this June, so let’s just run through the numbers. The median price was $205,350. The average price of a home was $216,275. The average price per square foot was $115.63. Since we are at the half-way point of 2016, let’s compare the numbers to first half of 2015 to see how we’re doing in Horizon Park. The number of homes sold during the first six months of 2016 was 23, down 11.5% from the same time period a year prior. The median price of a home increased 10.7% to $205,000. The average price increased by 11.0% to $209,231. The average price per square foot increased by 12.2% to $109.63. As you can see, it is a strong market in Horizon Park and a great time to sell a house.
Across Horizon Park, the June sales ranged from a low of $170,000 to a high of $265,000. The average sales price to list price ratio was 99.9%. For homes that closed in June, the average days on market was 14. Through the first six months, the average sales price to list price ratio was 100.2% – yes, that is above list price – while the average days on market was down to just 11.
Overall, the numbers continue to be very strong in Horizon Park. If you are thinking of selling your house, you should contact me today.
