Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the January 2016 edition of “How’s the Market in Horizon Park.”
In December, 8 homes closed in Horizon Park which was up from 1 in December 2014. Obviously, with just 1 selling last December, these monthly numbers are going to be skewed so I’ll rattle through them fairly quickly. The median price increased 27.2% to $206,000. The average price of a home increased 25.8% to $203,800. The average price per square foot increased by 7.2% to $99.85.
So let’s turn now to the complete year-end figures for 2015. This will give us a much better picture of how Horizon Park fared last year. The number of homes sold in 2015 was 62, up 3.3% from 2014. The median price of a resale home increased 4.2% to $192,750. The average price increased by 6.3% to $194,396. The average price per square foot increased by 9.1% to $98.74. Now the most widely used number for quoting real estate prices is the median price, so you should use the 4.2% increase in price as the benchmark for Horizon Park. The 2015 sales ranged from a low of $158,000 to a high of $255,000. The average sales price to list price ratio was 99.4%. For homes that closed in December, the average days on market was 22, up from 19 last year.
