Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the August 2016 edition of “How’s the Market in Horizon Park.”
In July, 6 homes closed in Horizon Park which was down 25.0% from last July. The median price increased 8.1% to $210,750. The average price of a home increased 5.1% to $210,417. The average price per square foot increased by 22.1% to $111.16. Since this is such a small set of homes, we need to look at a year-to-date figures in order to get a better picture of the market. The number of homes sold during that time was 30, down 11.8% from the same time period a year prior. The median price of a home increased 9.2% to $208,500. The average price increased by 10.2% to $210,661. The average price per square foot increased by 14.2% to $109.75. As you can see, it is a strong market in Horizon Park and a great time to sell a house.
Across Horizon Park, the July sales ranged from a low of $190,000 to a high of $224,003. The average sales price to list price ratio was 100.4%. For homes that closed in July, the average days on market was 6.
