Ever heard of a USDA mortgage? In the right situations, it can be a good option, but they aren’t very common with only 7,100 loans issued last year. I recently had a client get a USDA mortgage and I think it’s only the second time in my entire career – and I started in 1999. While any lender can issue the loan, it’s guaranteed by the Department of Agriculture. It’s designed to be for rural properties, but they’re fairly loose in their definition of rural. Here in the Austin area Dripping Springs, Liberty Hill, Jonestown, Lago Vista, Bee Cave and parts of Leander all qualify. There are income limits and these are for primary residences only. While I’m personally not a fan of 100% loans, the USDA does allow for no-money down.
