Three Worst Odors

Got a smell?  It won’t sell!  Here are the top three odors that cause trouble when selling a house.  #3 is food odors.  I love BBQ as much as the next guy, well, actually more than the next guy, but I don’t want to buy a home that smells like it.  Same goes for brussel sprouts or curry.  Now cookies and bread are great smells to let linger.  #2 is cigarette smoke.  Many times, my buyers never make it past the foyer when this smell is present.  And you’ve got to do a lot of extraction to remove it.  But the #1 odor that kills your chances of selling a home is cat urine.  This odor is pungent and when its in a house, it usually has permeated the carpet and the subflooring.  The best way to get rid of it is to remove anything on which the cat peed.  If a seller can’t or won’t deal with it ahead of time, then buyers will certainly expect a discounted price.
