Steiner Ranch Housing Report - September 2016

In August, 37 resale homes closed in Steiner Ranch which was up 27.6% from August 2015. The median price increased 7.3% to $458,500. The average price of a home increased 5.6% to $542,719. The average price per square foot increased by 4.9% to $161.54. These numbers are better than we’ve seen over the past several months. As always, though, I prefer to look at longer periods of time to get a clearer picture of the overall market, so let’s look at the sales from the first of the year through August 31 and compare them to the same period from 2015.
The number of homes that have sold, so far, in 2016 is 260, up 25.6% compared to the year-ago period. The median price increased 0.2% to $450,000. The average price of a home decreased 6.1% to $504,243. The average price per square foot increased by 0.3% to $155.86. For several months I’ve been saying that the market is stronger than the statistics indicate. First, we’ve had far fewer homes at or over $1 million sell in 2016. If we look at the sales stats for homes up to $1 million, you see a definite improvement as the median price has increased by 2.3% and the average price has increased by 0.9%. Additionally, there have been more entry-level homes listed and sold this year which pulls down both average and median prices overall. The strength of the entry and mid-level markets in Steiner has done well so far this year.
The number of available resale homes at the beginning of August was 71, down from 99 in August 2015, this does not include homes that are under contract.
Across Steiner, the August sales ranged from a low of $317,800 to a high of $1,393,000. The average sales price to list price ratio was 98.9%. For homes that closed in August, the average days on market was 42, down 40.0% from
