Greetings! I’m Craig Smyser. Welcome to the September 2013 edition of “How’s the Market in Steiner Ranch.”

In August, 47 homes closed in Steiner Ranch which was up 17.5% from August 2012. Comparing only resale homes, sales were up 35% to 46 homes from 34. From this point forward, all the stats quoted are for resale homes only. In August, the average price of a resale home increased 13% to $461,688. The median price increased by 3.2% to $404,500. The average price per square foot increased 11.2% to $138.40. Measuring just one month of pricing can lead to some distortion, especially if there is a home sale that is out of the ordinary such as we had in August. The sales ranged from a low of $259,250 to a high of $1,310,000. Because we don’t have a lot of sales over $1 million, this sale can skew the August numbers. In fact, both the average price and average price per square foot would be lower by several percentage points if we exclude that sale. So to get a better idea of pricing trends, we can look at the last six months and compare it to the same six-month period from 2012. In this case, the average price increased 15.6% to $475,766, the median price increased 6.5% to $413,500, and the average price per square foot increased 10.4% to $138.29. As I’ve noted here before, it has been a good year for price appreciation in Steiner Ranch.

The number of available resale homes in August was 92, down 7% from last August. The average sales price to list price ratio was 98.6%. For homes that closed in August, the average days on market was 32. As always, my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood.

Once again I want to plug an upcoming cotton candy event – I will be at the Steiner Ranch Elementary State Fair on Friday September 27th spinning cotton candy. The donations from the cotton candy will be split between the Steiner Ranch Elementary PTA and Hope Alliance, a domestic violence shelter that serves Williamson County and northern Travis County.
