Greetings! I’m Craig Smyser. Welcome to the September 2012 edition of “How’s the Market in Steiner Ranch.” Before we get started, I want to invite everyone to the 3rd Annual Kicking for Cash contest to be held during halftime of the Vandegrift High School home football opener on Friday, September 7th. In August, 35 homes closed in Steiner Ranch which was down 2.8% from August 2011. Comparing only resale homes, sales were down almost 9% from 34 to 31 homes. Keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. From this point forward, all the stats quoted are for resale homes only. When looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they can be volatile. For the record, the average price of a resale home increased 10.2% to over $408,000, the median price increased 19.3% to $390,000, and the average price per square foot increased almost 2 percent to $125.29. We can get a better picture o pricing by looking at a longer period of time so let’s compare the first 8 months of this year to the first 8 months of last year. The average price has increased 6/10ths of a percent to around $409,000. The median price has increased almost 8 percent to $377,500. The average price per square foot has dropped by a half percent to $124.74. Last month, the sale prices in Steiner ranged from $257,500 to $870,000. The number of available resale homes in August was 98, down 1% year-over-year. The average sales price to list price ratio was 97.5%.
