Steiner Ranch Housing Report - October 2020
The October housing report, How's the Market in Steiner Ranch is now available. As usual, we’ll talk about the monthly stats as well as the year-to-date sales figures. High demand and low interest rates are causing sales and prices to continue to rise.

Greetings! I'm Craig Smyser with 1835 Realty. Welcome to the October 2020 edition of "How's the Market in Steiner Ranch." The market just continues to get stronger for sellers.
In September, 31 resale homes closed in Steiner Ranch which was up 55.0% from September 2019. The median price increased 34.8% to $600,000. The average price of a home increased 20.2% to $642,816. The average price per square foot increased by 11.3% to $191.08. Those are red hot numbers. Of course, I always like to look at a longer time period so let’s look at year-to-date. The number of resale homes sold during the first nine months of 2020 is 251, up 10.1% from this time last year. The median price of a resale home has increased 14.9% to $569,000. The average price increased by 13.6% to $649,884. The average price per square foot increased 8.4% to $189.76. These numbers are little tamer, but still show a very strong market in Steiner. It still comes down to the basic economic principal of supply and demand – there just are not enough homes for sale in Steiner Ranch. The number for October closings will be strong, too. As I record this, there are 36 homes waiting to close. Of course, only some of them will close in October, but I am quite certain we will surpass the October 2019 number.
The number of available resale homes at the end of September was 7, down 84.4% from last September. If I haven’t already convinced you, it’s a good time to sell. Across Steiner, the September sales ranged from a low of $390,000 to a high of $1,561,500. The average sales price to list price ratio was 100.6% - that is a monstrous number, my friends. For homes that closed in September, the average days on market was 15, down from 28 last September.

As many of you know, I own a cotton candy machine that I’ve taken out to the elementary school carnivals to raise money for their PTAs.
