Greetings! I’m Craig Smyser. Welcome to the October 2012 edition of “How’s the Market in Steiner Ranch.” Before I begin, I want to mention that my office is in our final push to raise at least $25,000 for Children’s Miracle Network this year. Stop out at the Laura Welch Bush Fall Fest on October 19 to buy some cotton candy. Proceeds will be split between the PTA and Dell Children’s Medical Center. Also, for any referral I get between now and the end of the year, I will make a $25 donation to Dell Children’s.
In September, 24 homes closed in Steiner Ranch which was up 4.3% from September 2011. Comparing only resale homes, sales were up over 17% from 17 to 20 homes. Keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. From this point forward, all the stats quoted are for resale homes only. When looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they can be volatile – and this month is a great example of that. For the record, the average price of a resale home increased 27% to over $479,000, the median price increased almost 35% to $427,250, and the average price per square foot increased over 12 percent to $136. We can get a better picture of pricing by looking at a longer period of time so let’s compare the first 9 months of this year to the first 9 months of last year. The average price has increased 2.8% to $416,000. The median price has increased over 12 percent to $385,500. The average price per square foot has increased 6/10 of a percent to almost $126.
Last month, the sale prices in Steiner ranged from $226,200 to $895,000. The number of available resale homes in September was 93, down 8% year-over-year. The average sales price to list price ratio was 97.2%. For homes that closed in September, the average days on market was 60.
