Greetings! I’m Craig Smyser. Welcome to the November 2012 edition of “How’s the Market in Steiner Ranch.” The number look great so let’s get right to them.

In October, 33 homes closed in Steiner Ranch which was up 22% from October 2011. Comparing only resale homes, sales were up 42% from 19 to 27 homes. Keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. From this point forward, all the stats quoted are for resale homes only. When looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they can be volatile – and this month is another great example of that. For the record, the average price of a resale home increased 25% to almost $489,559, the median price increased 5.2% to $410,000, and the average price per square foot increased 9.6 percent to $134.25. We can get a better picture of pricing by looking at a longer period of time so let’s compare the first 10 months of this year to the first 10 months of last year. The average price has increased 4.8% to $423,429. The median price has increased 10.1% percent to $386,400. The average price per square foot has increased 1.3% to $126.71.

Last month, the sale prices in Steiner ranged from $236,900 to $1.5 million. The number of available resale homes in September was 80, down 19% year-over-year. Clearly, with the supply being so tight, we are seeing the increase in prices. The average sales price to list price ratio was 97.3%. For homes that closed in September, the average days on market was 58. As always, my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood.
