Greetings! I’m Craig Smyser. Welcome to the May 2013 edition of “How’s the Market in Steiner Ranch.”

In April, 32 homes closed in Steiner Ranch which was up 10.3% from April 2012. Comparing only resale homes, sales were unchanged at 27 homes. Many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. Of course, as we get so close to the complete build-out, there are far fewer new construction homes available anyway. From this point forward, all the stats quoted are for resale homes only. The average price of a resale home increased 11.4% to $413,457 and the median price increased only 3.2% to $355,000. The average price per square foot increased 9.2% to $129.82. Because one month of homes in Steiner Ranch is a small data set, sometimes we end up with skewed numbers. To get a better idea of the pricing, we can look at a longer period of time. If we look at the past six months and compare to the corresponding period a year prior, the average price is up 7.5% and the median price is up 11%. Last month, the sale prices in Steiner ranged from $257,500 to $862,500. The number of available resale homes in April was 64, down 27% from last year’s 88. On the positive side, this number is up from March of this year. However, it is still quite low in that we have to go back to 2006 to find a lower number of available homes in April. The average sales price to list price ratio was 98.1%. For homes that closed in April, the average days on market was 45. As always, my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood.

If you are planning to sell your Steiner Ranch home this summer, it’s time to contact me to get the ball rolling. The peak summer selling season ends in early July which is always sooner than most people realize.

Once again this year I will be teaching a workshop entitled “How to Protest Your Property Tax Appraisal.” It will be held on Thursday, May 16th at 7:00 at the Towne Square Community Center in Steiner Ranch. Come out to learn how to protest your taxes and receive comparable sales that you can use during your protest.

Finally, I invite you to come out to Viperpalooza on Saturday, May 18th from 11:00 to 2:00 at Vandegrift High School. I will be spinning cotton candy on behalf of the VHS Band with all proceeds going to VHS. There will be lots of activities going on so bring the kids out for a fun event.

As always, if you have any real estate related questions, please don’t hesitate to contact me at 512-650-7300, by email, or use the form below. Thanks for reading “How’s The Market In Steiner Ranch.”
