Steiner Ranch Housing Report - July 2021

The first half of 2021 was remarklably strong in Steiner Ranch. In this month's edition of How's the Market in Steiner Ranch I review the June sales stats and take a look at how the first half of 2021 compares to the same time frame in 2020.  Below the video, you can find the same information in chart and text formats.

Greetings!  I'm Craig Smyser with 1835 Realty.  Welcome to the July 2021 edition of "How's the Market in Steiner Ranch.”  The real estate market in Steiner continues to come down off the peak of earlier this year.  Let’s dive into the stats.

In June, 29 resale homes closed in Steiner Ranch which was down 40.8% from June 2020.  Don’t worry about that big drop.  With April 2020 being the lockdown month, May saw a big jump in contracts written which then closed in June.  The median price increased 33.0% to $765,000.  The average price of a home increased 41.8% to $982,627.  The average price per square foot increased by 62.0% to $311.85.  The six-month numbers are once again giving us a good insight into the market since they now fully reflect the strong runup that started in January.  The number of resale homes sold in the first half of 2021 is 147, up 5.8% from the first six months of last year.  The median price of a home has increased 42.2% to $792,000.  The average price increased by 50.1% to $941,404.  The average price per square foot increased 51.0% to $281.23.  For the first time in a while, the monthly median price is lower than the six-month median price.  While we haven’t seen prices falling in Steiner, the rate of increase has definitely slowed.  While these stats I’ve quoted are from the recent past, I can tell you that right now, the number of homes available is increasing as is the length of time it takes for homes to sell.  It’s still a strong seller’s market, but not as strong as earlier in the year.

The number of available resale homes at the end of June was 19, down 26.9% from last June, but the highest number since last August.  Across Steiner, the June sales ranged from a low of $527,000 to a high of $1,925,000.  The average sales price to list price ratio was 111.6%.  For homes that closed in June, the average days on market was 7, down from 26 last June.
