Steiner Ranch Housing Report - January 2024

In December, 8 resale homes closed in Steiner Ranch which was down 11% from December 2022. The median price decreased 4.8% to $760,500. The average price of a home decreased 3.3% to $885,063.  The average price per square foot increased by 9.9% to $304.59. Again, this month, the few sales make it hard to really say if this is an accurate picture of the market. While I usually look at year-to-date figures, I’m going to defer those numbers to the year-end video which you can find in the same place you found this one. The number of available resale homes at the end of December was 22, down 19% from last December.  To be clear, that does not include homes that are under contract. Across Steiner, the December sales ranged from a low of $674,500 to a high of $1,480,000. The average sales price to list price ratio was 97.3%. For homes that closed in December, the average days on market was 31, down from 37 last December.  There were 8 contracts accepted in December, which was down 43% from last year.  The December stats always get shortchanged a bit because the full-year numbers are much more interesting to examine.
