Greetings! I'm Craig Smyser with 1835 Realty. Welcome to the January 2022 edition of "How's the Market in Steiner Ranch." This report will examine the December housing stats while the full year stats are in a separate video. If you are only going to watch one, go find the year end wrap up.
In December, 19 resale homes closed in Steiner Ranch which was up 5.6% from December 2020. The median price increased 40.4% to $825,000. The average price of a home increased 45.1% to $1,013,763. The average price per square foot increased by 41.3% to $308.00. While I usually look at year-to-date figures to bring some reality to the table, I will defer those numbers to the year-end video which you can find in the same place you found this one.
The number of available resale homes at the end of December was 7, up 75.0% from last December. To be clear, that does not include homes that are under contract.
Across Steiner, the December sales ranged from a low of $825,000 to a high of $2,360,000. The average sales price to list price ratio was 101.6%. For homes that closed in December, the average days on market was 16, up from 14 last December.
The December stats always get shortchanged a bit because the full-year numbers are much more interesting to examine. I invite you to check out that report in the same place you found this one.
