Steiner Ranch Housing Report - January 2016

Greetings!  I’m Craig Smyser.  Welcome to the January 2016 edition of “How’s the Market in Steiner Ranch.”  This report will examine the December housing stats as the full year stats are in a separate version.

In December, 22 resale homes closed in Steiner Ranch which was up 47% from December 2014.  The median price increased 17.6% to $441,000.  The average price of a home increased 15.2% to $463,018.  The average price per square foot dropped by 3.2% to $142.53.  While I usually look at year-to-date figures, I will defer those numbers to the year-end report which you can find in the same place you found this one.

The number of available resale homes at the beginning of December was 63, up 31.3 from last December.  To be clear, that does not include homes that are under contract.  This trend of higher inventory levels compared to last year has now reached 10 consecutive months.  We may be about to break that, however, as the number of homes that were taken off the market without selling was higher than usual recently.

Across Steiner, the December sales ranged from a low of $286,000 to a high of $735,000.   The average sales price to list price ratio was 98.2%.  For homes that closed in December, the average days on market was 54, down 26% from last December.
