Greetings! I’m Craig Smyser. Welcome to the January 2014 edition of “How’s the Market in Steiner Ranch.” This edition will cover the stats from December, but I have another edition that recaps the full 2013 Steiner housing market.

In December, 19 homes closed in Steiner Ranch which was down 32% from December 2012. Comparing only resale homes, sales were down 22.7% to 17 homes from 22. From this point forward, all the stats quoted are for resale homes only. In December, the average price of a resale home increased 15.6% to $495,000. The median price increased by 7.9% to $427,000. The average price per square foot increased by almost 20% to $151.71. While the increases break a three month trend of declining year-over-year prices, keep in mind that because this is a small data set, the December numbers appear rosier than they really are since more higher-end homes sold in the month than is typical. While I usually provide a rolling six-month snapshot of pricing, I will instead defer to the 2013 full-year figures which you will find here.

The number of available resale homes in December was 43, down 26% from last December. Once again this year, we are starting the year with a very low inventory of homes in Steiner Ranch so if you are planning to sell your home next spring, you might want to consider moving up that time frame – contact me to discuss whether it might be a strategy for your situation.

Across Steiner, the December sales ranged from a low of $275,000 to a high of $1,005,000. The average sales price to list price ratio was 97.7%.
