Steiner Ranch Housing Report - First Half of 2012

Greetings! I’m Craig Smyser. Welcome to “How’s the Market in Steiner Ranch.” This edition will take a look at the first six months of 2012.
From January to June, 165 homes closed in Steiner Ranch which was up 3% from the first six months of 2012. Comparing only resale homes, sales were up a very healthy 21% from 109 to 132 homes. Keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. From this point forward, all the stats quoted are for resale homes only. From a pricing standpoint, the average price of a resale home decreased 3.4% to $400,730, the median price increased 5.8% to $371,250, and the average price per square foot decreased by 1.6% to $124.28. While this shows a mixed bag for the first six months, I can tell you that the last few months have been the better months and I would expect that to continue for the remainder of the year. I am sticking to the predictions that I made six months ago that in Steiner Ranch in 2012 we will see modest increases in average and median sales prices, as well as average price per square foot. So far this year, the sale prices in Steiner ranged from $221,000 to $975,000. The average sales price to list price ratio was 98.1% and the average days on market was 52.
