Greetings! I’m Craig Smyser. Welcome to the February 2013 edition of “How’s the Market in Steiner Ranch.”

In January, 8 homes closed in Steiner Ranch which was down 53% from January 2012. Comparing only resale homes, sales were down 33% from 12 to 8 homes. There were no new construction sales in the MLS, but keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. From this point forward, all the stats quoted are for resale homes only. When looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they can be volatile – and this month is a perfect example of that. For the record, the average price of a resale home decreased 6.6% to $345,063 and the median price decreased 4.5% to $307,500. I can assuredly tell you that home prices in Steiner Ranch are higher today than they were a year ago – it just happens that these eight homes that sold in January skewed towards the lower end of the spectrum. As for the average price per square foot, it increased 13.4% to $130.18.

Last month, the sale prices in Steiner ranged from $260,000 to $495,000. The number of available resale homes in January was 51, down 30% year-over-year. The average sales price to list price ratio was 97.5%. For homes that closed in January, the average days on market was 27. That number is definitely lower than we’ve seen in a long time. It simply means that there is incredible demand for homes that are priced right in Steiner Ranch.
