Greetings! I'm Craig Smyser with 1835 Realty. Welcome to the December 2021 edition of "How's the Market in Steiner Ranch.” The numbers this month are pretty much what I would expect given our current market, so let’s dive right in.
In November, 21 resale homes closed in Steiner Ranch which was down 8.7% from November 2020. The median price increased 21.8% to $822,000. The average price of a home increased 36.0% to $909,071. The average price per square foot increased by 41.9% to $289.18. Looking at the year-to-date stats, we get a good picture of this year. The number of resale homes sold so far in 2021 is 260, down 14.2% from this time period last year. It’s not surprising that sales have dropped because the number of homes listed for sale also dropped this year to 291, down 9.3% from last year. The median price of a home has increased 40.9% to $811,950. The average price increased by 41.7% to $929,203. The average price per square foot increased 46.4% to $281.41. You’re going to hear numbers around 40% talked about for the next month or two as I believe that will be the approximate price increase not just for Steiner, but many markets across Central Texas. In Steiner, the November sales ranged from a low of $578,000 to a high of $1,430,000. The average sales price to list price ratio was 99.2%. This is the second month this ratio has been below 100% and I expect it may be under that threshold for a couple more months.
The number of available resale homes at the end of November was 9, up 80.0% from last November. For homes that closed in November, the average days on market was 21, up from 13 last November. In short, the market isn’t as strong as the first part of the year, but it is still a great seller’s market and the prices are still amazing.
