Steiner Ranch Housing Report - December 2011

In this edition of How’s the Market in Steiner Ranch?, I review a few of the monthly sales stats, give my interpretation of them, and reveal some of the Austin area’s great Christmas light displays.

Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the December 2011 edition of “How’s the Market in Steiner Ranch.” In addition to looking at the current statistics, I’ll reveal a few of the areas great Christmas light displays.

In November, 19 homes closed in Steiner Ranch which was an increase of 6% from the 18 that sold in November 2010. Of the 19, one was a short sale and 5 were new construction homes. Of last year’s 18 sales, 3 were new construction. So if you look only at existing home sales, this year was down 13%. When we are looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they are very volatile. For the record, the average price increased 14% and median increased 35% over last November. A better way to look at these figures is to look at a longer time frame such as the first 11 months of this year compared to the first 11 months of last year. In that case, the average price is down 0.4% and the median is up 4.5%. These numbers continue to show a relatively stable market in Steiner Ranch. Last month, the sale prices in Steiner ranged from $210,000 to $860,000. The days on market was 78 days. I hope you are getting some time to ride around Steiner Ranch to look at all the wonderful Christmas lights. While we certainly have some great homes, I want to mention a few displays in the Austin area that you might want to consider. First is Chinati Court in Cedar Park. This entire cul-de-sac decks the halls and has been doing so for 12 years. You can drop off gives for Brown Santa or buy hot chocolate with proceeds going to Brown Santa. It’s a great place to spend some time walking the street and enjoying the lights. Another area favorite is on Collingwood Drive in Round Rock. This home synchronizes lights to music in a dazzling computerized display. Finally, for those missing the Trail of Lights in Zilker Park, you might want to consider taking the drive to Marble Falls to see the Walkway of Lights. This display has over 2 million lights along Lake Marble Falls.
