Steiner Ranch Housing Report - August 2021

In this month's edition of How's the Market in Steiner Ranch I review the July sales stats and compare the year-to-date statistics. While the market appears to be softening, there's still strong seller conditions.  Below the video, you can find the same information in chart and text formats.

Greetings!  I'm Craig Smyser with 1835 Realty.  Welcome to the August 2021 edition of "How's the Market in Steiner Ranch.”  The real estate market in Steiner continues to come down off the peak of earlier this year.  Let’s dive into the stats.

In July, 27 resale homes closed in Steiner Ranch which was down 42.6% from July 2020.  While that is certainly a big drop, remember that it is being compared the period last year in which the lockdown had recently ended and buyers returned to the market with a vengeance.  The median price increased 62.7% to $872,000.  The average price of a home increased 47.3% to $998,484.  That’s right, the average price was about $1,500 shy of one million.  The average price per square foot increased by 50.3% to $291.46.  The longer-term numbers are once again giving us a good insight into the market since they now fully reflect the strong runup that started in January.  The number of resale homes sold so far in 2021 is 174, down 6.5% from the time period last year, reflecting again the low number of homes offered for sale.  The median price of a home has increased 47.0% to $816,000.  The average price increased by 48.5% to $950,252.  The average price per square foot increased 50.3% to $282.82.  As a reminder, the key number we use in real estate is the median price.  Again, that’s up almost 50% to $816,000 for resale homes in Steiner Ranch.

The number of available resale homes at the end of July was 19, up 5.6% from last July.  While still historically low, that is an increase over what we’ve seen for the past few months.  Across Steiner, the July sales ranged from a low of $590,000 to a high of $1,775,000.  The average sales price to list price ratio was 107.3%.  For homes that closed in July, the average days on market was 10, down from 24 last July.
