Steiner Ranch Housing Report - August 2013

Greetings! I’m Craig Smyser. Welcome to the August 2013 edition of “How’s the Market in Steiner Ranch.”
In July, 51 homes closed in Steiner Ranch which was up 34% from July 2012. Comparing only resale homes, sales were up 40% to 49 homes from 35. From this point forward, all the stats quoted are for resale homes only. In July, the average price of a resale home increased 18.1% to $505,746. The median price similarly increased by 17% to $451,000. The average price per square foot increased 16% to $144.61. Measuring just one month of pricing can lead to some distortion, so it is better to look at a longer period of time. If we compare the last six months to the same period one year ago, the numbers, while still strong, are a bit more subdued. The average price increased 16% to $474,450, the median price increased 9.5% to $412,000, and the average price per square foot increased 10.7% to $138.02. I do want to mention that we do not see a uniform 10% increase across all of Steiner Ranch. Some price ranges have seen higher appreciation and others have seen lower appreciation.
The July sales ranged from a low of $272,000 to a high of $1,075,000. The number of available resale homes in July was 118, down 4.8% from last July. The average sales price to list price ratio was 98.3%. For homes that closed in July, the average days on market was 32.
