Greetings! I’m Craig Smyser. Welcome to the 2013 Year End edition of “How’s the Market in Steiner Ranch.” It was another good year for real estate in Steiner Ranch with both sales and prices increasing.
In 2013, 381 homes closed in Steiner Ranch which was up 7.3% from 2012. Comparing only resale homes, sales were up by 18.5% from 298 to 353 homes. Keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. From this point forward, all the stats quoted are for resale homes only. The average price of a resale home increased 9.4% to $462,387, the median price increased 5.6% to $410,000, and the average price per square foot increased 9.3% to $138.68. These are good, solid numbers. It is worth pointing out that these gains are based upon a strong foundation of job growth and more people moving to Central Texas. Compare that to Miami, where the condo market is booming again based primarily on foreign investors buying new construction condos. I’d much rather have homes being purchased by owner-occupants in a growing area versus out-of-town investors. I also want to point out that prices do not rise at the rate across all of Steiner Ranch. Some neighborhoods rise more than others and there are a variety of factors that influence that. Here is a list of the each Steiner neighborhood and its annual price change using price per square foot as the basis.
The inventory of resale homes in Steiner Ranch continues to remain extremely low with only 32 available on January 1. Of the homes available on that day, only 4 were priced below the 2013 median price of $410,000. Put another way, of the homes available in Steiner on the first day of this year, only 12.5% of homes of them are in the price range in which half of the homes sold last year. If you are considering selling your home this year, especially if it is in this price range, I suggest you contact me today so we can discuss whether being on the market very soon would be advantageous.
Last year, the sale prices in Steiner ranged from $231,500 to $4,875,000. The average sales price to list price ratio was 98.4%. For homes that closed in 2012, the average days on market was 40. We head in 2014 with a healthy real estate market in Steiner Ranch. I expect this year we will see a moderate increase both in prices and in the number of homes sold.
