In this year-end edition of How’s the Market in Steiner Ranch, I review the 2012 home sale numbers. Below the video, you can find the same information in chart and text format.

The All MLS link is for all Steiner Ranch homes listed in the MLS. This includes some new construction homes, but certainly not all new construction homes sold in Steiner Ranch. As a result, it is not a full, accurate picture of the market.

Greetings! I’m Craig Smyser. Welcome to the 2012 Year End edition of “How’s the Market in Steiner Ranch.” It was a strong year for real estate in Steiner Ranch with both sales and prices up.
In 2012, 353 homes closed in Steiner Ranch which was up 13.9% from 2011. Comparing only resale homes, sales were up a phenomenal 32.3% from 223 to 295 homes. Keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch. From this point forward, all the stats quoted are for resale homes only. The average price of a resale home increased 5.4% to $423,329, the median price increased 13% to $390,000, and the average price per square foot increased 1.1% to $126.93. Those are all solid increases. It is important to note that the average and median prices in the last quarter of 2012 were above the annual figures which indicate the market is continuing to strengthen even during months in which we typically see prices pullback. This indicates that 2013 will continue to build on price growth.
Last year, the sale prices in Steiner ranged from $221,000 to $1,500,000. The average sales price to list price ratio was 97.8%. For homes that closed in 2012, the average days on market was 56. We head in 2013 with a strong real estate market in Steiner Ranch. I expect this year we will see strong growth in prices and modest growth in the number of homes sold.
