Greetings!  I'm Craig Smyser with RE/MAX Capital City.  Welcome to the March 2017 edition of "How's the Market in Steiner Ranch."

In February, 16 resale homes closed in Steiner Ranch which was up 45.5% from February 2016.  Given the time of year, and the number of homes involved, don’t get too excited about that big percentage change.  The median price of a resale home increased 8.0% to $444,603.  The average price of a home increased 13.3% to $474,220.  The average price per square foot increased by 7.7% to $159.92.  Now let’s look at a longer time period to get a more accurate picture of the market.  The number of resale homes in the last six months is 101, down 18.6% from the same time period the year prior.  The median price of a resale home has increased 6.3% to $465,000.  The average price increased by 13.3% to $575,084.  The average price per square foot increased 10.1% to $166.32.  Almost a year ago, I started to also provide the pricing information for homes under $1 million because the higher end sales were distorting the sales figures.  The numbers continue to show some distortion, so let’s look again at the sales number for the last six months for homes under $1 million.  The median sales price increased 4.9% to $455,000.  The average sales price increased 5.5% to $505,337.  The average price per square foot increased 8.7% to $160.15.

The number of available resale homes at the beginning of February was 37, down 35.1% from last February.  This number will increase quickly at this time of year, though.  Across Steiner, the February sales ranged from a low of $285,500 to a high of $820,000.   The average sales price to list price ratio was 97.4%.  For homes that closed in February, the average days on market was 46, up from 38 last February.
