How's the Market in Steiner Ranch - January 2021

The January installment of How’s the Market in Steiner Ranch is ready for review.  This set of sales stats is quick to review as we only cover the December monthly statistics. Don't be alarmed, the numbers are a small data set and can easily be skewed.

Greetings!  I'm Craig Smyser with 1835 Realty.  Welcome to the January 2021 edition of "How's the Market in Steiner Ranch."  This report will examine the December housing stats as the full year stats are in a separate video.  If you are only going to watch one, go find the year end wrap up.

In December, 18 resale homes closed in Steiner Ranch which was up 20.0% from December 2019.  As for prices, they are crazy and irrelevant because of a few sales I will mention shortly, but here they are.  The median price decreased 16.0% to $587,775.  The average price of a home decreased 36.4% to $698,731.  The average price per square foot dropped by 9.1% to $217.96.  So why the drop in prices? In December 2019 we had two of the highest sales to ever occur in Steiner Ranch so the numbers are so out of whack that they aren’t useful at all.  While I usually look at year-to-date figures to bring some reality to the table, I will defer those numbers to the year-end video which you can find in the same place you found this one.

The number of available resale homes at the end of December was 4, down 80.0% from last December.  To be clear, that does not include homes that are under contract. 

Across Steiner, the December sales ranged from a low of $371,200 to a high of $1,270,000.   The average sales price to list price ratio was 101.9%.  For homes that closed in December, the average days on market was 14, down from 78 last December.
