Greetings! I'm Craig Smyser with 1835 Realty. Welcome to the January 2020 edition of "How's the Market in Steiner Ranch." This report will examine the December housing stats as the full year stats are in a separate video.
In December, 15 resale homes closed in Steiner Ranch which was down 21.1% from December 2018. As for prices, they are crazy and irrelevant because of a few sales I will mention shortly, but here they are. The median price increased an insane 55% to $700,000. The average price of a home increased an eye-popping 134% to $1,097,960. The average price per square foot jumped by 54% to $239.83. As it turns out, of the 15 sales in December, two were in Bellagio Estates – one was for almost $4 million and the other for almost $5 million. So the numbers are so out of whack that they aren’t useful at all. While I usually look at year-to-date figures to bring some reality to the table, I will defer those numbers to the year-end video which you can find in the same place you found this one.
The number of available resale homes at the end of December was 20, down 33.3% from last December. To be clear, that does not include homes that are under contract.
Across Steiner, the December sales ranged from a low of $385,000 to a high of $4,775,000. The average sales price to list price ratio was 97.1% For homes that closed in December, the average days on market was 78, up from 51 last December.
