Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the January 2019 edition of “How’s the Market in Steiner Ranch.” This report will examine the December housing stats as the full year stats are in a separate version.
In December, 18 resale homes closed in Steiner Ranch which was down 18.2% from December 2017. The median price decreased 4.7% to $455,250. The average price of a home decreased 12.2% to $472,306. The average price per square foot decreased by 0.4% to $156.87. While I usually look at year-to-date figures, I will defer those numbers to the year-end video which you can find in the same place you found this one.
The number of available resale homes in early December was 36, down 39.0% from last December. To be clear, that does not include homes that are under contract.
Across Steiner, the December sales ranged from a low of $315,000 to a high of $750,000. The average sales price to list price ratio was 97.8% For homes that closed in December, the average days on market was 49, down from 90 last December.
