Welcome to the January 2017 edition of "How's the Market in Steiner Ranch." This report will examine the December housing stats as the full year stats are in a separate version.
In December, 19 resale homes closed in Steiner Ranch which was down 13.6% from December 2015. The median price decreased 6.0% to $415,000. The average price of a home increased 3.9% to $481,072. The average price per square foot increased by 2.9% to $146.63. While I usually look at year-to-date figures, I will defer those numbers to the year-end report which you can find in the same place you found this one.
The number of available resale homes at the beginning of December was 54, down 14.3% from last December. To be clear, that does not include homes that are under contract.
Across Steiner, the December sales ranged from a low of $317,500 to a high of $948,375. The average sales price to list price ratio was 98.5%. For homes that closed in December, the average days on market was 57, up from 54 last December.
