How's the Market in Steiner Ranch - February 2020

Greetings! I'm Craig Smyser with 1835 Realty. Welcome to the February 2020 edition of "How's the Market in Steiner Ranch."
In January, 9 resale homes closed in Steiner Ranch which was up 12.5% from January 2018. The median price increased 13.7% to $605,000. The average price of a home decreased 0.5% to $574,222. The average price per square foot increased by 6.3% to $186.01. The numbers seem great, but it’s because we are comparing a small data set of just 9 homes this January and 8 last January. So it’s a good exercise to look at a longer time period to get a more accurate picture of the market. The number of resale homes sold over the last six months is 105, up 2.9% from the same time period the year prior. The median price of a resale home has increased 2.0% to $466,500. The average price increased by 14.5% to $615,061. The average price per square foot increased 12.8% to $182.72. For those who are regular viewers, it sure is nice to see some increasing numbers as we head into 2020 and no longer have the artificially inflated numbers of 2019 to compare. A 2.0% increase in prices over the past six months is about what I would expect and I think we’ll see that sort of increase continue over the coming months.
The number of available resale homes at the end of January was 20, down 28.6% from last January. We continue to see very low inventory so if you are thinking of selling, please contact me soon. Inventories will likely increase over the coming months so let’s find out if it makes sense to get your house on the market sooner rather than later. Across Steiner, the January sales ranged from a low of $405,000 to a high of $675,000. The average sales price to list price ratio was 98.1%. For homes that closed in January, the average days on market was 49, down from 95 last January.
