Greetings! I'm Craig Smyser with RE/MAX Capital City. Welcome to the December 2018 edition of "How's the Market in Steiner Ranch." The November sales are much like we’ve seen throughout the year so let’s just dive right in.
In November there were 13 resale homes that closed in Steiner Ranch which was down 27.8 pct. from November 2017. The median price decreased 13.1 pct. to $438,000. The average price of a home decreased 11.0 pct. to $478,123. The average price per square foot increased by 1.2 pct. to $158.62. Now let’s take a look at the year-to-date stats to get a better overall picture of the market. The number of resale homes that have sold in 2018 is 266, which is down 13.4 pct. compared to the same time period in 2017. This is not surprising given that the number of properties offered for sale this year in Steiner was down 22.8%. The median price of a resale home has increased 3.9 pct. to $514,500. As a reminder, the median is the price most often cited when talking about real estate pricing. The average price increased by 7.8 pct. to $591,584. The average price per square foot increased 1.2 pct. to $166.80.
The number of available resale homes at the beginning of November was 38, down 50.6 pct. from last November, again repeating a pattern we’ve seen all year long. In fact, these are some of the lowest numbers we’ve seen for sale in years regardless of which month it is. Across Steiner, the November sales ranged from a low of $320,000 to a high of $989,000. The average sales price to list price ratio was 98.7 pct. For homes that closed in November, the average days on market was 56, down from 72 last November.
Next month we’ll get a chance to look at the year end numbers and see how things look as we head into 2019.
