Central Texas Housing Report - January 2024

Welcome to the January 2024 edition of "How's the Market in Central Texas.”  This video will look at the December stats, with the 2023 recap in a separate video.  If you’re only going to watch one, you can find that video here.

The stats I’m providing are resale homes only in Travis and Williamson Counties.  More about the stats at the end.

In December, 1,040 resale homes closed in Travis & Williamson Counties which was down 13% from December 2022. The median price in December decreased year-over-year by 1.8% to $461,375. In real estate, the primary way we measure home values is with the median price.  However, there are other numbers worth examining.  The average price of a home increased by 0.2% year-over-year to $602,017.  The average price per square foot decreased by 2.4% to $286.

The number of available homes in December was 4,156, down 5.3% from last December.  During December, 884 new listings hit the market which is down 6.9% from last year.

The average sales price to list price ratio was 97%.  For homes that closed in December, the average days on market was 72, up from 61 last year.  The December sales ranged from a low of $110,000 to a high of $11,000,000.

The December stats always get shortchanged a bit because the full-year numbers are much more interesting to examine. I invite you to check out that report in the same place you found this one.

The stats I’ve cited are resale homes only in Travis and Williamson County classified as single family residential, condominium, or townhouse.  This is different than the stats released by the Austin Board of Realtors which include all types of homes and also include Hays, Bastrop, and Caldwell Counties.  Plus, their numbers include any new construction homes listed in the MLS.
