Greetings!  I'm Craig Smyser with RE/MAX Capital City.  Welcome to the May 2013 edition of "How's the Market in Steiner Ranch."

In April, 32 homes closed in Steiner Ranch which was up 10.3% from April 2012.  Comparing only resale homes, sales were unchanged at 27 homes.  Many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch.  Of course, as we get so close to the complete build-out, there are far fewer new construction homes available anyway.  From this point forward, all the stats quoted are for resale homes only.  The average price of a resale home increased 11.4% to $413,457 and the median price increased only 3.2% to $355,000.  The average price per square foot increased 9.2% to $129.82.  Because one month of homes in Steiner Ranch is a small data set, sometimes we end up with skewed numbers.  To get a better idea of the pricing, we can look at a longer period of time.  If we look at the past six months and compare to the corresponding period a year prior, the average price is up 7.5% and the median price is up 11%.  Last month, the sale prices in Steiner ranged from $257,500 to $862,500.  The number of available resale homes in April was 64, down 27% from last year's 88.  On the positive side, this number is up from March of this year.  However, it is still quite low in that we have to go back to 2006 to find a lower number of available homes in April.  The average sales price to list price ratio was 98.1%.  For homes that closed in April, the average days on market was 45.  As always,  my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood.

Greetings!  I'm Craig Smyser with RE/MAX Capital City.  Welcome to the April 2013 edition of "How's the Market in Steiner Ranch."

In March, 26 homes closed in Steiner Ranch which was up 8.3% from March 2012.  Comparing only resale homes, sales were up over 53% to 23 homes.  Many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch.  Of course, as we get very near to the complete build-out, there are far fewer new construction homes available anyway.  From this point forward, all the stats quoted are for resale homes only.  When looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they can be volatile – and this month is another perfect example of that.  For the record, the average price of a resale home increased 0.22% to $390,530 and the median price decreased almost 15% to $420,000.  The average price per square foot increased 11% to $130.97.  To get a better idea of the pricing, we can usually look at a longer period of time.  If we look at the past six months and compare to the corresponding period a year prior, the average price is up 10.5% and the median price is up 11%.

Last month, the sale prices in Steiner ranged from $262,000 to $695,000.  The number of available resale homes in March was 47, down 45% from last year’s 86.  This is up just slightly from February, but we are still at extremely low inventory numbers.  The average sales price to list price ratio was 98.7%.  For homes that closed in March, the average days on market was 63.  As always,  my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood.

Greetings! I'm Craig Smyser with RE/MAX Capital City. Welcome to the March 2013 edition of "How's the Market in Steiner Ranch."

In February, 16 homes closed in Steiner Ranch which was down 11% from February 2012.  Comparing only resale homes, sales were flat with 14 each year.  Many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch.  Of course, as we get very near to the complete build-out, there are far fewer new construction homes available anyway.  From this point forward, all the stats quoted are for resale homes only.  When looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they can be volatile – and this month is another perfect example of that.  For the record, the average price of a resale home increased 19.4% to $490,635 and the median price increased 31% to $467,250.  The average price per square foot increased 9.1% to $137.03.  To get a better idea of the pricing, we can usually look at a longer period of time.  However, in this case, the water is still murky.  If we look at the past six months and compare to the corresponding period a year prior, the average price is up 16% and the median price is up 26.5%.  That really seemed high compared to what I am seeing in the marketplace so I dug deeper into the numbers.  While the distribution of sales up to $600,000 was similar in the two period, over $600,000 was very different.  While there were 25 homes sold above $600,000 in the past six months, there was only 9 in the year-prior period.  As a result, it is skewing the whole market.  After accounting for this difference, we have a 5% increase in the average price and a 6.6% increase in the median price.  I believe this is more in line with what is actually happening with Steiner Ranch prices.  Click here to see a further explanation regarding this data adjustment.

Last month, the sale prices in Steiner ranged from $272,000 to $807,000.  The number of available resale homes in February was 41, down 33% from last year’s 61.  I have monthly data going back to January 2003 and this is the lowest number of available homes during that entire time.  The average sales price to list price ratio was 97.8%.  For homes that closed in February, the average days on market was 58.  As always, my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood.

In January, 8 homes closed in Steiner Ranch which was down 53% from January 2012.  Comparing only resale homes, sales were down 33% from 12 to 8 homes.  There were no new construction sales in the MLS, but keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch.  From this point forward, all the stats quoted are for resale homes only.  When looking at small sets of data such as one month in Steiner Ranch, I don’t like to compares prices from one year to the next because they can be volatile – and this month is a perfect example of that.  For the record, the average price of a resale home  decreased 6.6% to $345,063 and the median price decreased 4.5% to $307,500.  I can assuredly tell you that home prices in Steiner Ranch are higher today than they were a year ago – it just happens that these eight homes that sold in January skewed towards the lower end of the spectrum.  As for the average price per square foot,  it increased 13.4% to $130.18. 

Last month, the sale prices in Steiner ranged from $260,000 to $495,000.  The number of available resale homes in January was 51, down 30% year-over-year.  The average sales price to list price ratio was 97.5%.  For homes that closed in January, the average days on market was 27.  That number is definitely lower than we’ve seen in a long time.  It simply means that there is incredible demand for homes that are priced right in Steiner Ranch.  As always, my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood.
