<p><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">Greetings!&nbsp; I&#39;m Craig Smyser with RE/MAX Capital City.&nbsp; Welcome to the May 2013 edition of &quot;How&#39;s the Market in Steiner Ranch.&quot;</span></span></p>

<p><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">In April, 32 homes closed in Steiner Ranch which was up 10.3% from April 2012.&nbsp; Comparing only resale homes, sales were unchanged at 27 homes.&nbsp; Many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch.&nbsp; Of course, as we get so close to the complete build-out, there are far fewer new construction homes available anyway.&nbsp; From this point forward, all the stats quoted are for resale homes only.&nbsp; The average price of a resale home increased 11.4% to $413,457 and the median price increased only 3.2% to $355,000.&nbsp; The average price per square foot increased 9.2% to $129.82.&nbsp; Because one month of homes in Steiner Ranch is a small data set, sometimes we end up with skewed numbers.&nbsp; To get a better idea of the pricing, we can look at a longer period of time.&nbsp; If we look at the past six months and compare to the corresponding period a year prior,&nbsp;the average price is up 7.5% and the median price is up 11%.&nbsp; Last month, the sale prices in Steiner ranged from $257,500 to $862,500.&nbsp; The number of available resale homes in April was 64, down 27% from last year&#39;s 88.&nbsp; On the positive side, this number is up from March of this year.&nbsp; However, it is still quite low in that we have to go back to 2006 to find a lower number of available homes in April.&nbsp; The average sales price to list price ratio was 98.1%.&nbsp; For homes that closed in April, the average days on market was 45.&nbsp; As always,&nbsp;<span style="display: none;">&nbsp;</span><a href="http://www.realestateinaustin.com/Neighborhood-Sales-Data" target="_blank">my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood</a>.</span></span></p>

<p><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">In March, 26 homes closed in Steiner Ranch which was up 8.3% from March 2012.&nbsp; Comparing only resale homes, sales were up over 53% to 23 homes.&nbsp; Many new construction homes are not listed in the </span></span><st1:stockticker w:st="on"><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">MLS</span></span></st1:stockticker><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;"> so I cannot provide accurate data on new construction numbers in Steiner Ranch.&nbsp; Of course, as we get very near to the complete build-out, there are far fewer new construction homes available anyway.&nbsp; From this point forward, all the stats quoted are for resale homes only.&nbsp; When looking at small sets of data such as one month in Steiner Ranch, I don&rsquo;t like to compares prices from one year to the next because they can be volatile &ndash; and this month is another perfect example of that.&nbsp; For the record, the average price of a resale home increased 0.22% to $390,530 and the median price decreased almost 15% to $420,000.&nbsp; The average price per square foot increased 11% to $130.97.&nbsp; To get a better idea of the pricing, we can usually look at a longer period of time.&nbsp; If we look at the past six months and compare to the corresponding period a year prior, the average price is up 10.5% and the median price is up 11%.</span></span></p>

<p><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">Last month, the sale prices in Steiner ranged from $262,000 to $695,000.&nbsp; The number of available resale homes&nbsp;in March was 47, down 45% from last year&rsquo;s 86.&nbsp; This is up just slightly from February, but we are still at extremely low inventory numbers.&nbsp; The average sales price to&nbsp;list price ratio was 98.7%.&nbsp; For homes that closed in March, the average days on market was 63.&nbsp; As always,&nbsp;<span style="display: none;">&nbsp;</span><a href="http://www.realestateinaustin.com/Neighborhood-Sales-Data" target="_blank">my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood</a>.</span></span></p>

	<span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">Greetings! I&#39;m Craig Smyser with RE/MAX Capital City. Welcome to the March 2013 edition of &quot;How&#39;s the Market in Steiner Ranch.&quot;</span></span></p>

	<span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">In February, 16 homes closed in Steiner Ranch which was down 11% from February 2012.&nbsp; Comparing only resale homes, sales were flat with 14 each year.&nbsp; Many new construction homes are not listed in the </span></span><st1:stockticker w:st="on"><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">MLS</span></span></st1:stockticker><span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;"> so I cannot provide accurate data on new construction numbers in Steiner Ranch.&nbsp; Of course, as we get very near to the complete build-out, there are far fewer new construction homes available anyway.&nbsp; From this point forward, all the stats quoted are for resale homes only.&nbsp; When looking at small sets of data such as one month in Steiner Ranch, I don&rsquo;t like to compares prices from one year to the next because they can be volatile &ndash; and this month is another perfect example of that.&nbsp; For the record, the average price of a resale home&nbsp;increased 19.4% to $490,635 and the median price&nbsp;increased 31% to $467,250.&nbsp; The average price per square foot increased 9.1% to $137.03.&nbsp; To get a better idea of the pricing, we can usually look at a longer period of time.&nbsp; However, in this case, the water is still murky.&nbsp; If we look at the past six months and compare to the corresponding period a year prior,&nbsp;the average price is up 16% and the median price is up 26.5%.&nbsp; That really seemed high compared to what I am seeing in the marketplace so I dug deeper into the numbers.&nbsp; While the distribution of sales up to $600,000 was similar in the two period, over $600,000 was very different.&nbsp; While there were 25 homes sold above $600,000 in the past six months, there was only 9 in the year-prior period.&nbsp; As a result, it is skewing the whole market.&nbsp; After accounting for this difference,&nbsp;we have a 5% increase in the average price and a 6.6% increase in the median price.&nbsp; I believe this is more in line with what is actually happening with Steiner Ranch prices.&nbsp; <a href="http://www.realestateinaustin.com/agent_files/March%202013%20Price%20Explanation.pdf" target="_blank">Click here to see a further explanation</a> regarding this data adjustment.</span></span></p>

	<span style="font-size: 12pt;"><span style="font-family: times new roman,times,serif;">Last month, the sale prices in Steiner ranged from $272,000 to $807,000.&nbsp; The number of available resale homes in February was 41, down 33% from last year&rsquo;s 61.&nbsp; <a href="http://www.realestateinaustin.com/agent_files/Active%20Chart.png" target="_blank">I have monthly data going back to January 2003 </a>and this is the lowest number of available homes during that entire time.&nbsp; The average sales price to list price ratio was 97.8%.&nbsp; For homes that closed in February, the average&nbsp;days on market was 58.&nbsp; As always, <a href="http://www.realestateinaustin.com/Neighborhood-Sales-Data">my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood</a>.</span></span></p>

	Greetings!&nbsp; I&#39;m Craig Smyser with RE/MAX Capital City.&nbsp; Welcome to the February 2013 edition of &quot;How&#39;s the Market in Steiner Ranch.&quot;&nbsp;</p>
<p>
	In January, 8 homes closed in Steiner Ranch which was down 53% from January 2012.&nbsp; Comparing only resale homes, sales were down 33% from 12 to 8 homes.&nbsp; There were no new construction sales in the MLS, but keep in mind that many new construction homes are not listed in the MLS so I cannot provide accurate data on new construction numbers in Steiner Ranch.&nbsp; From this point forward, all the stats quoted are for resale homes only.&nbsp; When looking at small sets of data such as one month in Steiner Ranch, I don&rsquo;t like to compares prices from one year to the next because they can be volatile &ndash; and this month is a perfect example of that.&nbsp; For the record, the average price of a resale home&nbsp; decreased 6.6% to $345,063 and the median price decreased 4.5% to $307,500.&nbsp; I can assuredly tell you that home prices in Steiner Ranch are higher today than they were a year ago &ndash; it just happens that these eight homes that sold in January skewed towards the lower end of the spectrum.&nbsp; As for the average price per square foot,&nbsp; it increased 13.4% to $130.18.&nbsp;</p>
<p>
	Last month, the sale prices in Steiner ranged from $260,000 to $495,000.&nbsp; The number of available resale homes in January was 51, down 30% year-over-year.&nbsp; The average sales price to list price ratio was 97.5%.&nbsp; For homes that closed in January, the average days on market was 27.&nbsp; That number is definitely lower than we&rsquo;ve seen in a long time.&nbsp; It simply means that there is incredible demand for homes that are priced right in Steiner Ranch.&nbsp; As always, <a href="http://www.realestateinaustin.com/Neighborhood-Sales-Data">my website allows you to look at summary and detailed data for each Steiner Ranch neighborhood</a>.</p>
