Greetings! I’m Craig Smyser with RE/MAX Capital City. Welcome to the October 2015 edition of “How’s the Market in Horizon Park.”
In September, 4 homes closed in Horizon Park which was up 33% from September 2014. The median price decreased 1.9% to $204,097. The average price of a home increased 2.4% to $204,049. The average price per square foot increased by 4.9% to $91.24. Because one month’s worth of data is a small data set, I like to look at longer periods of time to get a clearer picture of the market. So let’s look at year-to-date data which provides us 9 months of information. The number of homes sold so far in 2015 is 49, no change from the same time period in 2014. The median price of a resale home increased 4.1% to $192,500. The average price increased by 4.9% to $192,741. The average price per square foot increased by 10.5% to $97.92. In real estate, the median price is the key pricing indicator. The 4.1% increase is a good overall pace.
Across Horizon Park, the September sales ranged from a low of $193,000 to a high of $215,000. The average sales price to list price ratio was 100.1%. For homes that closed in September, the average days on market was 20, down 20% from last September.
