Randalls Is Coming to Steiner Ranch

The long-rumored addition of Randalls to Steiner Ranch was formally announced this week. Safeway (which own's Randalls) disclosed that they are purchasing 61 acres at the southwest corner of Quinlan Park Road and Highway 620 (this is the side closest to the Mansfield Dam at the main Steiner entrance). Construction is scheduled to start in the fall and Randalls should open in 2011. Of the 61 acres, only 15 acres will be developed with the remaining left in its current, natural state. The concept calls for the Randalls, a bank, a few restaurants, some retail stores, and an office/medical building. The Randalls will be over 60,000 square feet with all the normal trimmings you'd expect plus a Starbucks.

While residents in Steiner Ranch certainly have valid reasons for opposing the Randalls, I don't believe that bringing down home values is one of them. While homes that overlook Randalls may notice a difference in price, the average Steiner Ranch house is unlikely to be affected. Once it is built, most would-be buyers will see it as a positive because they won't know what it was like before the trees were chopped down. I haven't seen any site plans yet, but hopefully they will do a nice job of blending it in to the surroundings. Of course, the issue with that is the ground is lower than the roads so we'll be looking down to it and that, of course, makes it hard to hide.

This is NOT widely liked by the residents of Steiner Ranch. Having a grocery store at the entrance will bring down our home values and bring more traffic to the already super scary intersection of quinlan and 620. there is a petition circulating against it, although unfortunately it's probably too late to make a difference: http://www.ipetitions.com/petition/randallsinsteiner/

I like HEB, but it will nice to have this right in front of the neighborhood. Too bad we have to wait a year.
